Community Association Services manages communities across Maryland, Delaware and northern Virginia. In Maryland that includes Annapolis, Clarksburg, Frederick, Gaithersburg, Rockville, Salisbury, Silver Spring and Ocean City, along with Howard, Montgomery, Prince George's, Wicomico and Worcester counties. In Delaware the company serves Bethany Beach, Ocean View and Sussex County, and in Virginia it serves Fairfax County.

Community Association Services was established in 1988 and has worked with associations in the Maryland, Delaware and Virginia region for more than three decades. The company operates from two Maryland offices, one in Gaithersburg and one in Ocean City, and has been part of the Associa network of management companies since 2022.

Community Association Services works across the full range of community association types, including single-family homeowner associations, townhome and condominium associations, high-rise buildings, active adult communities, master-planned communities and mixed-use developments.

Fees are quoted for each community individually rather than set from a published rate sheet. A typical engagement is built around a recurring monthly management fee plus a one-time setup fee at the start of the relationship, with the actual amounts set out in the proposal and management agreement for that association. Boards evaluating the company can request a written proposal specific to their community.

The board of directors keeps the decision-making authority given to it by the community's governing documents, including approving the budget and setting community policy. Community Association Services handles the day to day work that supports those decisions, including accounts payable and receivable, assessment billing and financial reporting, delinquency and violation notices, property inspections, architectural review support, board meeting packages, and vendor contract negotiation and coordination. The precise division of duties for each association is documented in its management agreement.

The specific transition steps and timing for a community are set out in its proposal and management agreement. In general, onboarding involves reviewing the association's financial records, governing documents and past meeting minutes, transferring vendor contracts and homeowner account balances, setting up assessment collection and financial reporting, introducing the assigned community manager to the board, and completing an initial inspection of the property.

Community Association Services is an Accredited Association Management Company (AAMC), an industry accreditation for community association management firms. Boards can also ask about the professional designations held by the specific manager who would be assigned to their community.

Community Association Services carries fidelity bond coverage on the association funds it handles, and its financial processing is covered by a Service Organization Control 1 Type 2 report. Boards evaluating the company should request current certificates of insurance and bonding for their own records as part of their review.
